The villa is completely independent and surrounded by a large private garden filled with olive trees, vegetation, and characteristic features , a short distance from the Romantic Beach and close to Porto Torchio .

Villa Incanto's distinctive feature is the relationship between contemporary architecture and the Lake Garda landscape. The property is surrounded by a large garden with a lawn, mature olive trees, and vegetation, all of which were maintained and enhanced during the renovation. Among the property's original features is a characteristic stone well near the living room entrance. The large windows on the ground floor allow natural light to flood the rooms and visually connect the house with the garden and pool.

💦 Private saltwater pool
In the garden is the large private saltwater pool , characterized by a striking emerald blue hue. Surrounding the pool is a solarium area with sun loungers and umbrellas , designed for relaxing on summer days, reading a book, sunbathing, or cooling off after a day exploring Lake Garda.

🌤️ The porch: the heart of outdoor living
One of the most pleasant spaces of the villa is the large covered porch overlooking the swimming pool . Here you'll find a long dining table where you can gather for breakfast, lunch, and dinner al fresco, sheltered from the sun during the hottest hours of the day. The porch is directly connected to the kitchen, creating a natural continuity between the interior and the garden. It's the perfect space to enjoy the villa together, even on the hottest days, without having to sacrifice outdoor living.

Villa Incanto is spread over two floors and features a total of four bedrooms and five bathrooms , offering ample space for both large families and groups of friends. The ground floor is designed to be accessible to guests with mobility issues, while the upper floor houses the remaining three bedrooms.

🛋️ The living room: bright, spacious and connected to the garden
The main entrance leads directly into the spacious living room, a bright space thanks to the large windows that run along the facade of the villa and look out onto the garden and pool.

In the living room you will find:
• Large sofa with Smart TV, ideal for relaxing or watching a movie together
• Two chaise longues facing the pool and garden
• Dining area with round table
• Large spaces to spend time together
• Air conditioning for maximum comfort during the hot season
• Large windows with characteristic emerald green sliding doors

🍽️ The kitchen: designed for cooking and being together
The living room leads directly to the large kitchen, which also connects to the external porch. The kitchen has a large counter that can be used as a dining table for around 8–9 people , ideal for organizing breakfasts and dinners all together without separating from the rest of the house.

The kitchen is fully equipped with:

The machine in the villa is a Nespresso Original , the one with classic and small capsules. For any additional capsules, you can use Nespresso Original or compatible capsules, such as L'OR compatible with Nespresso Original and Lavazza compatible with Nespresso Original . Nespresso Vertuo capsules are not compatible with the machine in the villa.

🛏️ The bedrooms
The villa has four bedrooms , spread across the ground floor and upper floor. Each room is designed for privacy and comfort and features Wi-Fi, a Smart TV, air conditioning, and a wardrobe . Sheets and towels are included in the stay.

♿ Ground floor room and accessibility
Room 4 is located on the ground floor and is particularly suitable for guests with mobility difficulties. The villa's ground floor is barrier-free , allowing for easy access to the main areas of the house—the garden, kitchen, living room, and bedroom—without stairs.

Upstairs is bedroom 1 , a particularly spacious room of over 20 m² . The room has a large internal space and access to the balcony that runs around the upper floor , allowing you to enjoy the natural light and atmosphere of the property.

Room 1 also has a private bathroom with access to the balcony , complete with:

🛏️ Rooms 2 and 3 – comfort and independent spaces
Bedrooms 2 and 3 are located on the upper floor and are accessed via a wide corridor. Each has its own private bathroom nearby, complete with shower, sink, bidet, and toilet. Both bedrooms have access to the long balcony on the upper floor .

Room 3 also features a desk , a convenient solution for those who want to work remotely, check emails, or get in a few hours of work during a longer vacation.

On the ground floor, there's a laundry area with a washing machine and iron , especially useful for longer stays or for families with children. Use of the laundry room is reserved for villa guests only.

The villa is equipped with air conditioning in all areas, Wi-Fi, and Smart TVs in the bedrooms. The layout is designed to offer both shared moments and the opportunity to carve out quiet spaces.

🚗 Private parking
The villa's driveway is on the right side of the property . There are two private parking spaces inside, with the option of parking a third car by parking them one behind the other.

The left side of the property has a pedestrian access with a gate , which leads directly to the entrance of the villa and the living area.

🔑 Check-in and welcome
The villa's address is Via della Repubblica 17, 25080 Manerba del Garda (BS) , in the Pieve Vecchia area. To find us, simply enter the address into your GPS. Once you arrive, use the driveway on the right side of the villa to enter your car and reach the private parking lot.

Check-in is organized according to the agreed time and one of us will be present in person to welcome you , show you the property, illustrate the spaces and explain how the main facilities of the villa work.

Romantic Beach is one of the main beaches in Manerba del Garda and a landmark in the area. Here you can spend your days by the lake, relaxing on the shore, stopping at the bars and restaurants, or enjoying various water activities.

Villa Incanto's location is particularly attractive because Via della Repubblica is one of the access points to the Romantic Beach area . The lake can therefore become a natural part of your day, alternating time spent on the beach with the villa's private pool.
